Lowe & Associates was established in 1988 and since then has grown from 2 to 32 staff. The companies first office on Lower Rathmines Road has expanded over the years and now handles sales, lettings and Auctions. Evaluation & Advice
We will visit your property and make a professional rental assessment free of charge. Location, size, condition and demand for your property type are all taken into consideration. We can do this with or without you in attendance – the choice is yours. We will discuss the rent you hope to achieve and any special conditions you wish to apply. These include whether you will allow children, pets, smokers and so forth – and the length of time you wish to rent out the property. The rent quoted will be the best market rent for that particular property. We will explain your responsibility as a landlord to third parties when your property is let. Then you must advise your mortgage lender, insurance company and, if the property is an apartment, the freeholder. Your property must be in good decorative order and we will advise you of any cosmetic work required to help achieve its full rental potential. Any works required prior to letting should be completed before the property is shown to prospective tenants. A property in good condition will achieve a better rental figure and generally will be well maintained by the tenants.Your legal rights are the same whether you are letting your property furnished or unfurnished. If necessary we can advise you on which items you leave in your property.
New Regulations
A new board has been established “The Private Rental Tenancies Board” (PRTB) which will deal with the new legislation currently in place. Lowe and Associates will be happy to advise prospective landlords on the new legislation.A landlord much register their property with this board and there us a nominal annual fee per unit.

Effective Marketing
Effective marketing is key to our success and all properties are promoted throughout our network of offices. Our database can match a suitable property to an applicant’s particular requirements. We also enjoy excellent relations with the corporate and professional sectors with regard to staff relocations and view properties with prospective tenants in mind. We discuss prospective tenants requirements with them and then make arrangements to view selected properties with one of our staff. We block book Corporate Advertisements in the national newspapers to advertise our rental properties at no cost to the landlord.
Viewings
Viewings will be accompanied by an experienced member of staff who will meet prospective tenants at a time of their choosing. All key feedback will be quickly conveyed back to you. As part of our service, we will secure bank and employers references from suitable tenants.
Tenancy Agreement
Our tenancy agreement has been drawn up to protect your rights and interests. It complies with legal requirements. Special conditions can be included in the lease agreement and whilst Lowe & Associates have their own conditions, individual landlords are invited to include special points that may be pertinent to their property.In general the tenants pay one month's rent and one month's security deposit on the signing of the lease. After the deduction of fees and outlays, we will send you a balancing statement. It is the landlord's responsibility to hold the security deposit and return it to the tenants at the end of their tenancy agreement or when they vacate the property. If required, we will ask the tenants to complete a standing order with your bank for future rental payments.
Transfer of Utilities
We will take meter readings for the Gas and the Electricity and transfer the accounts into the new tenant's name(s).
Inventory
We can prepare an inventory of contents for our managed properties should the landlord so request. There is a supplementary charge for this service.
Renewal of Lease
Most of our clients tend to avail of our renewal service (available at an additional charge).
